The seven options, one by one
PropSpace
The longest-running Dubai CRM, in the market since 2012, priced at AED 220 per user per month for the Broker product with an AED 500 monthly minimum, a 12-month term and no implementation fee. Prepaying a year takes 10% off, two years 25%. The Manager product for property management is priced per unit. It publishes listings to portals and carries the deepest local familiarity with RERA forms and DLD processes of the seven. Data residency is not stated on the pricing page.
WIYO
Built for UAE brokerages and priced per agent bundle: AED 1,000 a month for a solo agent, AED 2,650 for five, AED 5,500 for fifteen and AED 9,900 for fifty, the larger tiers shown as discounted from higher list prices. It connects natively to Bayut, Property Finder, Dubizzle, Meta and Google lead sources, runs WhatsApp through the Business API with a shared inbox, and carries off-plan tooling (project catalogues, Oqood capture) the generic CRMs lack. Per seat it is the most expensive option for a solo agent and among the cheapest at fifty.
Zarina CRM
The one option with no subscription. A single licence from $3,480 installs on your own server with unlimited users, which for a 15-agent brokerage undercuts every per-seat option within the first year. Portal syndication runs through XML feeds, WhatsApp and SMS follow-ups are built in, and the data never leaves your infrastructure. You own the server, the backups and the updates, or pay someone to.
Bitrix24
Priced per organisation: Basic at $49 a month for five users, Standard at $99 for fifty, Professional at $199 for a hundred, Enterprise from $399, all on annual billing. That flat model is why so many Dubai brokerages run on it. Portal feeds and WhatsApp are not native; they come from partner apps such as PropBridge or Saabsoft's Property Finder integration, with their own fees. Cloud data sits in the US or EU; a self-hosted edition lets you keep it in the UAE.
Salesforce
The enterprise route: Starter Suite at $25 per user per month, Pro Suite at $100, Enterprise at $195, annual billing above Starter. Portal integration comes from the Propertybase Middle East package (Bayut, Property Finder, Dubizzle, Houza) or a custom build by a UAE partner, which third-party guides price at AED 20,000 to AED 40,000. Salesforce is the only generic CRM here with a UAE data residency region (Hyperforce, since December 2023), which matters for PDPL-aware brokerages and DIFC or ADGM regulated groups.
Zoho CRM
The value option among the generic platforms: Standard $14, Professional $23, Enterprise $40 and Ultimate $52 per user per month on annual billing, monthly billing 25% to 50% higher. Zoho operates data centres in Abu Dhabi and Dubai and WhatsApp is a native integration. Bayut and Property Finder feeds are usually configured by a UAE Zoho partner, so budget a setup project alongside the licence.
HubSpot
Strong on marketing automation and weakest on portal integration. Sales Hub Starter is $15 per seat on annual billing ($20 monthly), Professional $90 per seat plus a mandatory $1,500 onboarding fee, Enterprise $150 per seat plus $3,500 onboarding. There is no native Bayut or Property Finder feed; integrators build it. Data is hosted in the US or EU, Middle East accounts defaulting to the EU. What a Dubai brokerage should test before signing
Lead capture from all three portals, live. Submit a test enquiry on Bayut, Property Finder and Dubizzle and time how long it takes to appear as an assigned lead. If the answer involves a spreadsheet or a Zapier step, price that step in.
WhatsApp inside the record. The first reply to a portal lead usually goes out on WhatsApp within minutes. Check that the conversation is logged against the contact and that a second agent can pick the thread up.
Listing sync in both directions. Price and availability changes made in the CRM should reach every portal without re-keying, and the Trakheesi permit number should travel with the listing.
Export and data location. Ask where the data is stored, whether a UAE region is available, and what a full export contains.
